If you want someone who works, get someone over 40 years old. That generation had a good work ethic. They may also be a city dweller in a modest apartment with modest needs and modest expectations.
Yes you may need to spend more time training them, but they won't just sit there and expect to collect pay for being present.
Also, in Yunnan women generally work much harder than the men. Single parents also make good reliable employees. Don't look for graduates.
You can find middle aged women with basic office skills, but expect to do some computer training. Look at all the tea shops (selling raw tea) and other small shops and supermarkets. Many of these women are middle aged and probably earn less than 2000. Someone recruited them, and I bet they would love not to work for a local LaoBan.
Actually HK drivers are much better.
They stop for re-lights. They cut into traffic less. They do not stop on crosswalks. On crosswalks in HK, when the green man is on it is safe to cross. Drivers don't drive or park on the sidewalk, and the do slow down and stop for pedestrians who are already on crosswalks (the ones that don't have lights).
And yes, I also believe that driving standards will improve over time. Shanghai used to be like Kunming. Now it is very ordered.

When I go out for a few days I use an electric timer and plug in a table lamp. It is set to come on periodically after dark. I also leave the TV on at low volume, but the flickering light is a deterrant.
My folding wallet is also on a chain. I use a dog chain there is a hole at the fold of a folding wallet, the big ring of the dog chain will stop the chain running through. The clip then clips to my belt. Never lost a wallet in several years on Shanghai metro or anywhere else.

Swedish design ideas, kunming build quality. i have bought lots of ikea stuff in the past, the furniture at #11 are poor facsimiles of genuine item. Yes stuff is affordable, but poorly made and overpriced in my opinion. we took a good look around and looked closely at build quality and walked away.
The Irish are not known for French anything, to be fair.

When I first arrived in Kunming I did a tour of Wenlin Jie. I did't like the look of Prague.
More recently I have used Prague in Beichen a lot and I like it.

It is more about dumb greed of owners. If their neighbour gets 30k they want at least that, and will let property sit empty for years in the vain hope of getting the higher rent.
