Can you tell me what the most quiet area where to stay ? Quiet and less pollution ? Some parks / gardens around ?

Complex buildings alone Hongshan Nanlu/South Rd. and Donglu/East Rd. are relatively quiet and less pollued because they are on a small hill. They are also within walking distance of the universities.

Kunming is a big place, with many quiet corners. I could recommend Chenggong, but if you need to be downtown that is no good for you.
What part of the city do you need to be in?
Do you need easy access to public transport?
Do you need supermarkets, or bars/cafes, etc.?
Do you mean traffic quiet, or people quiet (no crowds)?
Where I live is traffic and people quiet, but there is only one bus (no service after 7pm), 3 km to the nearest supermarket, no bars, but a park 10 minutes walk away, and next to the lake; but probably not what you are looking for.
